There are several factors that affect the performance of roofs. The most common factors are environmental:
• The heat and ultraviolet rays that come from the sun cause roofing materials to deteriorate.
• When rain water finds its way beneath the roofing material, it may penetrate to the roof deck, eventually causing the structure to rot and create leaks.
• When shingles are old and worn out, there is a great possibility that they can be blown away by wind gusts, causing a leak in the roof structure and interior damage as well.
• Algae and mold grow in damp, shady areas of the roof. When not cleaned up promptly, it can work its way into the underlying structure and can cause rot and deterioration.
